Have you ever thought about building your dream home? Will it be less expensive than finding and buying an already built dream home? The answer is yes, it will be less expensive, however, it will require far more work on your part. Involvement working as a general contractor (GC) and managing and overseeing portions of the building process can save significant money, but can most people handle this task? No. And more so do you have the time to act as GC or Project manager for a new construction project? Let’s take a look at this step by step.
Choosing the Location
Are there certain areas better for building your own home? If you are in Sarasota is Siesta Key or Longboat key better? Or how about Miami and Broward county is Boca Raton better than Palm Beach or Delray Beach or is Miami better than Aventura , Hollywood , Sunny Isles , Coral Gables and Parkland? What about Stuart, Jensen Beach, Jupiter and Hobe Sound? Or the Florida keys? Yes there are better areas for building, but more important is having the right architect and the right contractors.
The Architectural Process
You will pay an architect to draw out the floor plan and sometimes this works out well and other times it does not. There is a misunderstanding regarding architects, they are coding and permits experts not custom home design experts. Typically when we receive floor plans from an architect and begin the project, we redraw portions of the floor plans. Most people do not have the ability to foresee and visualize floor plans. As interior designers we are used to building out 3D models and can understand how the floor plan will eventually turn into a rendering and finally the completed construction.
Project Management Stage
This is not something you should attempt unless you are experienced or having a very good relationship with the General Contractor. For example, they are a family member of close personal friend. The reason for this is that the contractors can leave unexpectedly and never complete the project, pushing the timeline back and increasing the cost greatly.
Interior Design Process
The upside with doing your own house is that you can get the Interior Designers exactly as you want. You can mix and blend different styles, Contemporary and Coastal, Transitional and Farmhouse, Boho and Scandinavian, Modern Glam and Minimalism. Therefore, it is very important to hire an Interior Designer to guide you on the process of blending your home together seamlessly, as visualizing an entire house one room next to another is tough without a 3D model.
